400A Service Upgrade with Dual Metering for Two ADUs

This project involved correcting an undersized electrical service that had been installed for two newly constructed all-electric accessory dwelling units (ADUs). After performing a detailed load calculation, it became clear that the existing electrical infrastructure could not safely support the required electrical demand.

Project Overview

The original installation consisted of a 200-amp main service panel and two 100-amp subpanels serving separate ADUs. Following a comprehensive electrical load analysis, our team determined that the system was significantly undersized for the property’s calculated electrical demand.

To resolve the issue, we redesigned the electrical distribution system and installed a new Siemens WEP4212 400-amp dual-meter service panel, providing dedicated 200-amp service and separate utility metering for each ADU.

PROJECT HIGHLIGHTS

400A Dual-Meter Service

Installed a Siemens WEP4212 400-amp service panel with separate utility metering for both ADUs.

Dedicated 200A Per ADU

Each dwelling unit now has its own dedicated 200-amp electrical service for reliable operation.

AFCI & Surge Protection

Installed AFCI protection on all branch circuits along with whole-panel surge protection devices.

Complete Engineering & Permitting

Prepared load calculations, one-line diagrams, permit revisions, and utility coordination.

  • THE PROBLEM

Existing Electrical Service Was Undersized

The original electrical installation did not meet the calculated load requirements for two fully electric ADUs. The existing 200-amp service and 100-amp subpanels lacked the capacity needed for safe and code-compliant operation.

Insufficient Capacity

The installed electrical service could not adequately support the combined demand of both dwelling units.

Load Deficiencies

A detailed electrical load analysis revealed that the original design did not meet code-required capacity requirements.

Future Reliability

The undersized system left little room for future electrical loads and increased the risk of overloading.

Permit & Utility

The existing installation required redesign and approval to meet city and utility standards.

  • OUR SOLUTION

Complete Service Redesign & Upgrade

Our team redesigned the electrical distribution system and upgraded the property to a properly sized 400-amp service. The new configuration provides separate metering and dedicated electrical service for each ADU while meeting all applicable code requirements.

Siemens 400A Dual-Meter

Installed a Siemens WEP4212 400-amp dual-meter panel designed to provide separate utility service for each dwelling unit.

New Service Conductors

Installed new 500 MCM copper service entrance conductors for the overhead utility connection and new 3/0 copper feeder conductors to each ADU.

Two New 200A Subpanels

Installed Siemens PN-Series 200-amp subpanels in each dwelling unit to support current and future electrical loads.

Grounding Upgrades

Upgraded the entire grounding system to comply with California Electrical Code requirements and standards.

Permits & Inspections

Our team prepared all required load calculations, one-line diagrams, panel schedules, and grounding details for permit approval through the City of Tustin. We coordinated directly with Southern California Edison to obtain approval for the new 400-amp service and managed all inspections and utility requirements through project completion.

The Result

The completed installation provides a safe, code-compliant, and future-ready electrical system capable of supporting both all-electric ADUs. With dedicated 200-amp service, separate utility metering, upgraded grounding, AFCI protection, and surge protection throughout, the property now fully meets calculated load requirements and current electrical code standards.
